No Two Sales Are the Same
A seller relocating for work often can't control the timing. A family settling an estate may be coordinating decisions across several states. Someone who has been in the same house for thirty years may be sure about the move and unsure about the date. The house could be similar in all three cases. The right approach wouldn't be.
So we start with your circumstances rather than a checklist. What the sale needs to accomplish, when it needs to happen, and what you'd rather not deal with along the way all shape what we recommend.
That includes how much preparation is worth doing. Some work genuinely changes what a buyer will pay. Some costs real money and returns very little. We'll walk the house with you and separate the two, including the times the honest answer is that it's ready enough.
Pricing and Position
Pricing is a market decision before it's a financial one. We look at what has actually sold nearby and how those homes compare to yours, what's competing for the same buyer right now, how long similar homes are taking, and where your timing fits.
Then we talk through the tradeoffs plainly. Asking more preserves room to negotiate and can cost you attention in the first few weeks, when a new listing is at its most visible. Asking less can do the opposite. Neither is right in the abstract. The decision is yours, and you should make it knowing what each choice tends to do.
Presentation follows the same logic. The goal isn't to make the house look appealing in general. It's to make it read clearly to the buyers most likely to value what it offers, which shapes what the photographs lead with and how the home is described.
Offers, Negotiation, and Settlement
The highest number isn't always the best offer. Financing, the deposit, which contingencies are included, how an appraisal shortfall would be handled, the closing date, what the buyer is asking you to cover: all of it changes what an offer is really worth. So does how likely that buyer is to reach settlement at all.
We lay the offers side by side, translate the terms, and tell you what we'd be watching in each one. Once you decide how to proceed, we negotiate that position and put it in writing.
A signed contract isn't the finish line. Inspections produce requests. Appraisals don't always land where everyone expects. Financing can shift late. Problems are easier to solve early, so we track what's due and who owes it, work with the professionals involved, and keep you informed without handing you the work.
